Situated on 5.56+/- acres, the complex contains the 59-room hotel, the Brandywine Reception & Meeting Center, and the Sculptures Sports & Fitness Center. Lodging Partners is pleased to announce it has arranged the sale of the Windsor Hotel, a Historic Boutique Hotel in Americus, Georgia. Lodging Partners exclusively represented the seller on this transaction, with the marketing and negotiations led by Ford Barton, Principal of Lodging Partners. The Hotel has been acquired by an affiliated entity of Edgewater Group LLC (Edgewater) based in Naples, FL. Edgewater, a private equity group with a focus on upscale boutique hotels in secondary and tertiary locations, plans to reposition the Hotel to the Ascend Hotel Collection.

The property traded for $12,500,000, over $235,000 per room. The full-service Boutique Hotel features a restaurant, bar, meeting space, and leased commercial space. Originally built in 1892, the award-winning Windsor Hotel is a beautifully restored historic destination hotel. The Hotel’s public areas and guest rooms were recently renovated in 2020.

Huff, Niehaus & Associates, Inc. is pleased to announce the successful sale of the Comfort Suites Airport Louisville in Louisville, Kentucky. Brandt Niehaus, President of Huff, Niehaus & Associates, Inc. was the Broker in the transaction. The 81-room hotel is located in close proximity to the Muhammad Ali International Airport. The airport market has historically been one of the stronger markets in the area. The asset was sold to a buyer with several Choice hotels who will use a third-party management company to operate this Comfort Suites.
